If you prefer, you can also call (346-739-9400), email (luminary.leasing@hines.com), or submit a contact form and the leasing team will help set it up. Please bring a valid government-issued photo ID when you arrive.
ID, proof of income, credit check, rental check, criminal check.
A guarantor will be accepted only for lack of rental history, credit history, or not meeting income requirements. Guarantors will not be accept for negative rental history. If a guarantor is deemed necessary, he or she must also satisfy all rental criteria herein. However all guarantors much have verifiable income of at least five times the rental rate.
To qualify, household income must be at least 3x the monthly rent and provide proof income including but not limited to the following:
W2 Employees (Provide 2 of the following):
Pay Stubs: 3 most recent, consecutive stubs.
Bank Statements: 3 most recent, showing matching deposits.
Financial Statements: Current investment account or CPA-notarized statement showing a balance of 3x (rent × lease term).
Self-Employed (Provide 2 of the following):
Tax Returns: 2 most recent years, CPA-signed/notarized.
Bank Statements: 3 most recent, showing a balance of 3x (rent × lease term).
Financial Statements: Current investment account or CPA-notarized statement showing a balance of 3x (rent × lease term)
Note on Credit: All applicants undergo a credit and rental history screening. If results are unsatisfactory, an additional deposit or a guarantor may be required. Please contact a Leasing Professional for more information.
